Capitol Hill, the densest residential neighborhood in Washington State, is a vibrant cultural district lined with trendy shops, innovative restaurants and hundreds of bars and live music venues. Adjacent to Downtown Seattle, Capitol Hill's building stock is primarily automative showrooms and residential hotels from the turn of the last century. Broadway is the main thoroughfare thru the community, and is bound by Instate 5 to the west and Madison Park to the east. The current scene attracts young professionals and artists, who tend to be highly mobile in their housing choices. Given the rising demand for affordable housing options within an enviornment of limited, historic buildings, clients are now considering those available sites deamed unfeasible for development previously. 1519 Minor Avenue is proposed on such a location. Within a triangular, sloping parcel, bounded to the west by a linear dog park (located on Interstate right-of-way), a 7-story apartment tower, with retail spaces at street-level, will offer 120 studio and one-bedroom units. Although the efficiency units are small, they will offer a full range of appliances (including dishwashers and stacked washers / dryers) and condo-grade finishes. Units along the primary western facade will enjoy panaramic views of Seattle's Skyline and Elliott Bay beyond. Builidng amenities include a gym with weights and cardo equipment, lounge, terrarium, work / conference spaces, and a party room with kitchen. The rooftop terrace is available to tenants, with areas for barbeque. 29 parking spaces are provided at ground level. The structure seeks to be environmentally senstitive and plans to recieve LEED for Homes certification. The builidng's primary western facade receives an intense amount of sound polution and solar exposure, given its proximity to the open expanse of Interstate. Triple-pane acoutic glazing will be installed, as well as exterior-mounted sunshades. The units have no mechanical cooling and rely on passive ventilation for air exchange. A light well within the podium of the structure, brings light, air and greenery into the common areas. Domestic hot water is preheated utilizing solar thermal panels at the rooftop. ![]() |
