Over the last decade, a series of worldclass biotech campuses have located around Seattle's Lake Union. As development intensifies in South Lake Union, parcels farther north are being considered. This has been aided by the rapid expansion of the Fred Hutchitson Cancer Research Center, around this Eastlake neighborhood.
Known for technically complex projects, Washington Holdings seeks to construct a 4-story speculative bioresearch laboratory building in the former tideflats and warfs of the city's pioneer working lake. The building is organized around a primary atrium. Originally envisioned as a solution to limitations on allowable floor areas, the atrium became a sustainable feature to bathe occupants with light and provide gathering spaces.
Given the large amounts of glazing, sometimes highlighting priceless views of the Space Needle, it was important to understand the role of daylighting, heat gain and glare on the proposed design. Studies were performed using advanced energy modeling software to capture the effects of the sun throughout the annual exposures.
